Operations Director - Property Management

Key Responsibilities of the Operations Director   
The Director will be responsible for the following actions and outcomes:
  • Financial & Strategy:
    • Accountability for achieving budgeted occupancy and setting/implementing the property's marketing strategy.
    • Responsibility for developing the annual budget and achieving the monthly financial targets.
    • Accountability for the financial management of the property, including, but not limited to, annual budgets, monthly/quarterly financial reports, and monitoring expenditures.
    • Processing of various financial tasks to include payables and receivables.
    • Responsibility for providing assurance on the completeness and accuracy of the underlying transaction data in Yardi.
  • Operational Management:
    • Ensuring the property's adherence to all company policies.
    • Setting business priorities, supervising leasing and prospect management, and overseeing maintenance performance.
    • Ensuring all operational metrics and maintenance metrics are achieved in accordance with business agreements.
    • Collaborating with Facility management on outstanding maintenance issues, identifying reoccurring maintenance problems, and developing proactive solutions.
    • Supporting the Project Development team as requested for Service partner data calls, meetings, schedules, and visits.
  • Leadership & Culture:
    • Fostering and embodying the company culture.
    • Interviewing, hiring, onboarding, and retaining talented candidates that will allow the property to achieve its goals.
    • Leading and developing team members to achieve personal and professional growth within the culture through mentorship and direction.
    • Managing team and business priorities through feedback to improve team performance, building relationships, and problem-solving.
    • Creating, maintaining, and collaborating relentlessly with all stakeholders, including Installation Commands, Housing Partner, Residents, and key internal stakeholders, to achieve company and installation goals.
    • Taking initiative to obtain and action all feedback from key stakeholders.  
 The Ideal Candidate Profile   
Our client is looking for a professional who meets the following criteria:
  • Education & Experience:
    • High School Diploma or equivalent is required.
    • An Associate's or Bachelor's degree is preferred.
    • A minimum of 5 years' experience in property management or the hospitality industry is required.
    • A minimum of 3 years' of general people management experience is required.
  • Skills & Attributes:
    • Possesses solid leadership skills, including promoting core values, collaborating, developing others, solid decision-making, and accountability.
    • Demonstrates strong financial acumen.
    • Has a proven ability to create and maintain budgets and forecasting.
    • Is results-driven and detail-oriented.
    • Possesses the ability to communicate effectively and speaks and writes with ease, clarity, and impact.
    • Has the ability to manage competing priorities and create and foster partnerships.
    • Demonstrates the ability to listen attentively and be empathetic.
  • Credentials:
    • Possession of a valid state-issued Driver's License and safe driving record is required.
    • Candidates should also possess or be willing to obtain either the Accredited Residential Manager (Institute of Real Estate Management) or Certified Apartment Manager (Building Owners and Management Association) professional designation.
