Operations Director - Property Management


A respected organisation in the residential property and facilities management sector is seeking an experienced Operations Director to take charge of one of its flagship communities. Based on-site and working closely with cross-functional teams, you’ll lead both strategic planning and day-to-day operations—delivering top-tier service to residents while driving performance and long-term success.

As the Operations Director, you’ll:
  • Oversee all operational aspects of residential property management, including leasing, facilities, and community engagement.
  • Lead a high-performing team by recruiting, mentoring, and retaining talent aligned with core company values.
  • Drive occupancy through effective marketing strategies and a strong customer experience focus.
  • Manage compliance, ensure adherence to internal policies, and foster continuous improvement in service delivery.
  • Collaborate with facilities management to solve recurring issues and meet operational performance metrics.
  • Lead budgeting, forecasting, and financial reporting, ensuring targets are met and data integrity is maintained (via Yardi).
  • Engage proactively with residents, internal teams, and stakeholders to build trust, gather feedback, and enhance operations.
  • Support broader business goals through cross-department collaboration, including project development and external partnerships.
To be successful in the role of Operations Director, you’ll bring:
  • 10+ years of experience in property management, hospitality, or a related sector.
  • 7+ years in a leadership or senior operational management role.
  • Strong financial acumen with experience managing budgets, forecasts, and expenditure.
  • Excellent leadership, team-building, and communication skills.
  • A strategic mindset with hands-on problem-solving ability and a passion for service.
  • A valid driver’s licence and clean driving record.
  • Preferred: ARM (IREM) or CAM (BOMA) designation—or willingness to obtain one.
